Nonsuch Farm

Directly opposite Nonsuch Estate, an emerging vision for local food, independent businesses, making, wellbeing and community.

Where the Farm Stands

Nonsuch Farm is an emerging vision and its plans are still being developed. It has not yet been submitted for planning and is not part of the current Nonsuch Estate planning applications or consultation. What you see here shows our current thinking.

Nonsuch Farm

Directly opposite Nonsuch Estate, Nonsuch Farm was historically part of the wider estate. We are bringing the two back together, creating a place for local food, independent businesses, making, wellbeing and community. Nonsuch Farm will have a life of its own: somewhere local people can return to again and again, and somewhere guests staying at the Estate will naturally wander across to explore.

The vision brings together a generous farm shop, butcher, baker, cheesemonger and wine shop with a café, microbrewery and distillery, yoga studios, adventure play, a salon, dog groomers, homeware, ceramics and creative space, all alongside the plant nursery. Outside, there will be plenty of reasons to linger: nursery displays, café and brewery seating, boules, a bowling green, a sunken fire pit, cycle parking and space for horses.

The Farm Shop

At the heart of Nonsuch Farm will be a generous farm shop celebrating good food and local produce. The current plans include space for a butcher, baker, cheesemonger and wine shop alongside the wider farm shop offer. The shelves and counters will celebrate food grown, reared and made in Wiltshire and the surrounding area.

Food & Drink

The Farm will include a café and space for a microbrewery and distillery, with outdoor seating creating somewhere to meet, eat and spend time rather than simply somewhere to shop.

Independent Businesses & Making

Nonsuch Farm will also be home to a mix of independent businesses and creative spaces, including a salon, dog groomers, homeware and a ceramic studio with flexible space for making and activities.

Wellbeing & Families

Two yoga studios and adventure play will add another dimension to the Farm, giving adults and children their own reasons to spend time here.

The Potting Shed

The Potting Shed is run by Nonsuch Nurseries who have operated on the site for nearly a hundred years. They grow plants next door and have a wealth of knowledge. It will be the first part of the farm to open in 2027!

Relationship with Nonsuch Estate

With the Farm directly opposite the Estate, Nonsuch Farm and Nonsuch Estate should feel unmistakably connected: two sides of the same Nonsuch story, sharing a consistent architectural language and material palette while each retaining its own distinct character.

Design

Design & Landscape

Native hedgerows, grasses and relaxed planting will settle the Farm naturally into its rural surroundings and create richer habitat for wildlife. Charred timber, natural stone, generous glazing and oak detailing give the Farm a warm, contemporary character, while the sedum roof helps the building disappear into the landscape. The Farm has been designed to sit low in the landscape, with a series of connected, low-slung buildings rather than one dominant structure.

The Farm plans show our current design work: site layout, floor plans, elevations and artist's impressions. Each one is captioned as an emerging proposal, because the Farm has not yet been submitted for planning.
